Jacksonville area guides

Ponte Vedra

Big roofs, live oaks, salt air and HOAs that notice a sagging gutter from the street. Ponte Vedra homes need stainless hardware, 6-inch runs and guards that handle oak catkins, and a good contractor brings all three.

St. Augustine

From 1920s bungalows in Lincolnville to brand-new roofs in Silverleaf, St. Augustine has every gutter problem Northeast Florida can produce, plus salt air on the island and pine straw everywhere west of I-95.

Nocatee

Nocatee has the newest housing stock in this market, which means its gutter problems are the opposite of everywhere else. Nothing here has rusted out — the issues are homes that were handed over with no gutters at all, builder runs sized for a smaller roof, and sand that moves the first time water lands on it.

How the houses differ across the metro

Northeast Florida gutters face the same heavy summer rain everywhere, but the houses that catch it vary a lot from one part of the region to the next. The age of the home is the best first clue to what will go wrong.

  • The older core neighborhoods. Riverside, Avondale, Ortega, Springfield and San Marco hold many of the oldest homes, some from the 1910s and 1920s. Expect exposed rafter tails, old box gutters and half-round profiles, plus wood behind the gutter that is hard to match once it rots.
  • Mid-century ranches. Arlington, the Southside and the Westside have lots of concrete-block ranches from the 1960s and 1970s. Plenty were built with no gutters at all, so the sand under the roof edge has been washing out for decades.
  • Two-story frame homes from the 1980s and 1990s. Mandarin, Orange Park and Fleming Island have many of these. Undersized gutters and soft fascia are the usual findings.
  • Newer master-planned communities. Nocatee, Julington Creek, Shearwater and World Golf Village are mostly 2000s and later, with large hip roofs and many corners. Builder-grade 5-inch gutters with small downspouts often can't keep up with a July storm.

Weather, trees and ground from place to place

Close to the ocean, salt is the main enemy. In Jacksonville Beach, Neptune Beach, Atlantic Beach, Ponte Vedra, Anastasia Island and Fernandina Beach, ordinary zinc-plated screws and straps rust out while the aluminum itself holds up. That is why stainless hardware adds a dollar or two per foot at those addresses.

Inland, the trees decide most of the maintenance. Slash and longleaf pine shed needles across Mandarin, Argyle Forest and the new subdivisions west of I-95, and the needles plug outlets fast. Under the mature live oaks of Old Ponte Vedra and the river streets, spring catkins are the bigger problem.

The ground matters too. Most of the area is sand, which drains well but erodes under a steady drip line. On the flatter lots, such as parts of Mandarin and Middleburg, an extension alone may just move the puddle, and a buried drain to daylight is worth pricing.

What changes from one city to the next

Permits, inspections and historic review are handled locally, and the rules are not the same in every place. A job inside Jacksonville city limits, one in Clay County and one in St. Augustine may each go through a different office. Before work starts, check with the city or county building department for your address, and ask the contractor who pulls any permit. In St. Augustine's historic district, check with the city's Historic Architectural Review Board before changing a gutter's profile or material. Many HOAs in the newer communities review exterior changes, so check your association's rules before you pick a color.

Whatever the town, the basics hold: get a written, itemized estimate, and ask to see a certificate of insurance before anyone goes up a ladder.
