Gutter repair and installation in Nocatee, FL
Nocatee has the newest housing stock in this market, which means its gutter problems are the opposite of everywhere else. Nothing here has rusted out — the issues are homes that were handed over with no gutters at all, builder runs sized for a smaller roof, and sand that moves the first time water lands on it.
Gutters in Nocatee
Nocatee is barely twenty years old. Building started in the mid-2000s and has not really stopped, so the housing runs from the first Greenleaf Village and Austin Park streets through Willowcove, Twenty Mile, Tidewater, Crosswinds and the Del Webb side, out to the newest phases past the Town Center. Everything is slab-on-grade on sand, almost all of it is two-story or large single-story, and the oldest of it is only now reaching the age where anything on the outside of the house needs attention.
That makes gutter work here a different conversation from the rest of the county. In Riverside or Murray Hill the question is whether forty-year-old metal is worth saving. In Nocatee there are really only three questions: did this house get gutters in the first place, are the ones it got big enough, and where is the water going once it leaves them.
The house that came without gutters
Plenty of Nocatee homes were delivered with gutters over the entry and the lanai and nowhere else, and a fair number with none at all. That is normal for Florida new construction and it is not a defect the builder will come back for — but it is why the mulch under the back roofline is in the grass, why there is a trench along the foundation on the side with no overhang, and why the lanai screen has a rust line under one corner.
A first-time install is the most common job in Nocatee. The first-time installation page covers how to decide which runs you actually need rather than wrapping the whole house: usually the entry, the garage side, anywhere above a walkway or patio, the lanai, and whichever elevation has the shortest overhang. On a typical Nocatee two-story that is $1,800–$2,900 for a full install, less if you do only the runs that are causing damage. Figure $12–$16 per foot for seamless aluminum.
Builder gutters that were sized for a smaller roof
The other recurring job is 5-inch gutter with 2x3 downspouts on a house that needed 6-inch and 3x4. A two-story in Twenty Mile or Willowcove can drain 1,000 square feet or more of roof into one back run with a single outlet at the end, and in an afternoon storm that pushes two inches an hour the far corner overflows every time. People call it a clog. It is a capacity problem, and on a five-year-old house there is nothing in the gutter to clog.
The fix is a second downspout or a 3x4 upgrade, typically $150–$300 per run, and it is the cheapest useful thing you can do to a Nocatee house. Why gutters overflow in Jacksonville rain explains the arithmetic, and 5-inch vs 6-inch covers when the bigger trough is worth it.
Sand, young landscaping and where the water ends up
This is the part that costs Nocatee owners real money. The soil is sand, the lots are close together, and the landscaping is young — there is not a mature root system anywhere holding the grade in place. Water off a roof lands hard, cuts a channel, and the sand goes with it.
What that looks like in practice: a washed-out bed on the side of the house, pavers settling unevenly where a downspout discharges near them, a low spot that holds water against the slab after every storm, and on zero-lot-line and narrow-lot streets, your roof water arriving in your neighbor's side yard — which is usually when somebody calls the HOA.
Getting the discharge four feet out is the minimum. On these lots it often needs to go further, and a buried line to a pop-up emitter at the back of the lot is a common ask here. Downspouts and foundation washout covers why sand behaves differently from clay, and why a splash block is not a solution on it.
Pines, not oaks
Nocatee kept a lot of its pines, and pine is a worse clog than oak leaf because needles mat into a felt that water runs straight over. If your house has pines on the roofline, plan on cleaning before hurricane season and again in late fall, or fit mesh. Houses on the newer streets with no mature trees yet genuinely may not need guards at all for several years — do not let anyone sell you mesh for a roof with nothing above it. The guards page and gutter guards for Jacksonville trees are honest about where they do nothing. Cleaning is $120–$200 on a single-story, $180–$300 on a two-story.
The warranty window
If your home is still inside its builder warranty, the drainage question is worth raising before it lapses rather than after. Grading and positive drainage away from the slab are usually covered in the first year or two; gutters, if the house never had them, are not. Document what you are seeing — photos of the washout, the standing water and the date — and raise it in writing. That is a separate matter from paying for gutters, and the two get conflated often enough to be worth separating deliberately.
HOA and architectural review
Nocatee's architectural guidelines cover gutter color and generally expect it to match trim or fascia. Ask the contractor to match from the coil manufacturer's chart and to give you the color spec sheet, and check whether your neighborhood's committee wants it submitted before the work rather than after. It is a short form and a refusal after installation is an expensive problem.
What to walk and look at
The morning after a hard storm, while the evidence is fresh:
- The far corner of the longest run, usually at the back. Splash on the wall or a flattened bed means one downspout is doing two downspouts' work.
- Every elevation with no gutter at all. A trench in the mulch or bare sand under the roofline is the drip line telling you what it needs.
- Where each downspout lands. Washed sand, a settled paver, moss on the slab, or a channel heading for the property line.
- The lanai and screen enclosure. Water sheeting off the roof above a screen frame stains it and shortens its life.
- Your neighbor's side yard, honestly. On a narrow lot it is the thing that turns into a conversation.
Comparing quotes
Ask every bidder for the same lines: gutter size (5-inch or 6-inch), gauge, hanger type and spacing, downspout size and count, which runs are included and which are not, extensions or buried lines priced separately, and the color. On a new house with no fascia rot and nothing to tear off, quotes should be close — so a big gap usually means one bidder is pricing fewer runs or smaller downspouts. How to read a gutter quote sets out what should be on the page.
Nearby
Nocatee spans the St. Johns and Duval county line, with Ponte Vedra and Palm Valley to the east, Julington Creek and Durbin to the north-west, and St. Augustine to the south. Zip codes 32081 and 32095. Permits and inspections for St. Johns County addresses go through the county rather than the City of Jacksonville, which matters if a job involves fascia or structural work. The Ponte Vedra guide covers the salt-air hardware question for homes closer to the ocean. Call, text or request an estimate and the request goes to an independent local contractor partner.

First-Time Gutter Installation →Questions gutter contractors get asked
My Nocatee house didn't come with gutters. Is that normal?
Very. A lot of Florida new construction is delivered with gutters only over the entry and lanai, or none at all, and it is not something the builder returns for. First-time installation is the most common job in Nocatee — typically $1,800–$2,900 for a two-story, or less if you only do the runs where water is actually causing damage, which is often the better way to start.
Why does my five-year-old gutter overflow when it isn't clogged?
Because it probably isn't a clog. A two-story Nocatee roof plane can drain 1,000 square feet or more into one run fitted with a single 2x3 downspout, and a Florida afternoon storm delivers more water per hour than that outlet can pass. Adding a second downspout or upgrading to 3x4 typically costs $150–$300 per run and fixes it permanently.
What does the sand change about downspouts here?
Sand moves. Water off a roof lands hard, cuts a channel and carries the sand with it, and there is no mature root system on a young lot holding the grade. A splash block two feet from the wall is not enough — get the discharge at least four feet out, and on narrow lots a buried line to a pop-up emitter at the back is often the only way to keep the water off the slab and out of the neighboring yard.
Do I need gutter guards in Nocatee?
It depends entirely on what is above the roof. On the newer streets with young landscaping, often not for several years — and nobody should sell you mesh for a roof with nothing over it. If your house has retained pines on the roofline, that is different: needles mat into a layer water runs straight across, so either mesh or a clean before hurricane season and again in late fall is worth it.
Does my neighborhood need to approve the gutter color?
Expect to match trim or fascia, and expect your neighborhood's architectural committee to want it in writing. Ask the contractor to match from the coil manufacturer's chart and to hand you the color spec sheet, then check whether it needs submitting before the job. Getting a refusal after installation is an expensive way to learn the process.
