Why so many Jacksonville homes have no gutters

Florida builders skipped gutters for decades because sand drains and there is no freeze to worry about. The 1950s–80s concrete-block ranches in Arlington, the Westside, Lakewood and Cedar Hills mostly came without any, and plenty of 1990s and 2000s subdivisions in Oakleaf, Argyle Forest and the Northside got them only over the front door, if at all.

The logic fails in practice for one reason: 52 inches of rain landing on the same strip of ground. A roof without a gutter concentrates every drop that falls on it into a line about a foot wide along the wall. In an afternoon storm that line takes several hundred gallons off an average roof. Sand does not swell like clay, but it does not resist moving either. It washes.

What the washout looks like

• A trench or gully in the mulch or turf directly under the roof edge, with bare sand at the bottom
• Sand and mud splashed onto the lower foot of the block or the siding
• Plants along the foundation dying at the drip line while everything a foot farther out thrives
• A slab edge you can see, or a gap under the stem wall where fill has migrated
• Standing water against the house for hours after a storm, on lots where the grade has flattened over the years
• Walkways and patio pavers settling on the house side
• On older crawl-space homes in Riverside, Avondale and Springfield, a damp crawl space and mildew at the base of the wall

Once fill starts leaving from under a slab edge, the fixes get expensive. A gutter and a downspout extension is the cheapest version of foundation protection there is.

Planning a first install on sand

A first-time install is priced like a replacement without the tear-off, but the layout gets more thought, because where the water goes matters more than on a lot that already had gutters.

Roof area per downspout. We measure each roof plane and give every run enough outlets. A 60-foot back wall on a two-story house gets two 3x4 downspouts, not one 2x3 at the corner.

Where each downspout lands. On sand, a downspout dumping at the slab just moves the gully. Every outlet gets an extension carrying water at least four feet out, onto turf that slopes away, a splash block on a bed that has been mulched to hold, or a short buried pipe to a pop-up emitter in the yard where the lot is flat. We avoid pointing anything at a neighbor's lot, a walkway, or a pool deck.

The fascia. Homes that never had gutters often have a fascia board that was never designed to carry one, or exposed rafter tails and no fascia at all. Both are solvable: a new fascia board, or roof-strap hangers under the shingles. It goes on the estimate as a line, per foot.

The roof edge. Many gutterless homes have no drip edge, so water runs behind where a new gutter will sit. We flag it and can add an eave drip edge as part of the job.

Partial installs are real jobs

Not every house needs a full loop. The most common first-time job in Jacksonville is three or four runs: over the front door and walk, the garage door, the side where the AC condenser sits in a puddle, and the back wall above the patio.
